Confirmed bookings are on the basis that the booked cottage together with associated garden ground (the Subject) is to be used for the purposes of a holiday only and that occupancy is a holiday let to which Section 12(2) and paragraphs 8 to Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the accommodation for the agreed period only.
The person making the booking (you) must, personally stay at the booked cottage throughout the period booked and shall not sub-let or assign occupancy of the Subject or any part thereof at any time. You may bring family or friends onto the Subject and they will be under your responsibility.
The Subject will be available to you from 4pm on the date of entry and you bind and oblige yourself to vacate them, without demand, together with all those under your responsibility and all of your and their possessions and other items brought onto the Subject during the term at or prior to 10am on the date of termination. You must also keep the Subject in a clean and tidy condition at all times. We reserve the right to refuse to hand over the accommodation to anyone who, in our opinion, is not suitable to take charge of the property – in any such case all moneys shall be refunded and the Contract terminated without further liability. We also reserve the right to terminate the Contract at any time or remove any person or persons due to unreasonable behaviour, damage to property or causing or likely to cause annoyance or offence to other guests. In such a case any refund would be entirely at the discretion of Ceann an Loch Cottage.
Your house will be ready for you by 4pm, and the property must be vacated by 10am on day of departure. Any arrivals after 5pm should be notified in advance.
A deposit of 40% of the price will be payable to secure the booking and the balance will be payable not less than eight weeks prior to the date of entry whether demanded or not.
No booking will be deemed to have been created unless the said deposit has been received and any booking may be deemed cancelled in the event that the balance are not received timeously.
Bookings within 8 weeks of arrival date are payable in full. Bookings made within 14 days of arrival should be paid in full through website by credit card or visa debit.
The Visitor undertakes to keep the Accommodation and all the furniture, fixtures and effects in the same state of repair and condition as at the commencement of the booking period (reasonable wear and tear excepted) and shall pay to the Owner the cost of repair, or where repair is not possible, the value of any part of the Accommodation, furniture, fixtures, fittings and effects so destroyed or damaged as to be incapable of being restored to its previous condition. Breakages and damage must be reported as soon as possible
The Owners shall have no liability to you for the death or personal injury to you or any member of your party. You must take all necessary steps to safeguard your personal property. No liability to you is accepted in respect of damage to or loss of such property.
If you require to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. In the event of a cancellation we will make every effort to re-let the booking and you will be reimbursed in full. However we strongly advise that you take out insurance cover to prevent the following additional costs.
If we are unable to re-let, cancellation costs will be incurred as follows:
Cancellation of short breaks are non refundable.
In the case of plane/ ferry disruptions due to adverse weather conditions or any form of industrial action, Ceann an Loch Cottage is not responsible for non-arrival at the cottage and no refunds will be given.
In order to minimise the inconvenience and unnecessary cost of cancelled bookings and loss or damage to personal effects, we would strongly advise you to take out holiday insurance.
You bind and oblige yourself to indemnify the proprietors in respect of any damage or injury, however caused, as a result of your occupation of the Subject.
The proprietors, their agents or employees accept no responsibility for any loss, injury or damage to you or any person or property under your responsibility that is brought onto the Subject unless negligence is proven.
You will ensure that the number of people occupying the Subject shall not exceed the number accommodated, as detailed in the advertised details of the property.
No pets are permitted.
No smoking is permitted.
If you have a complaint about the Subject or its facilities they must be notified during the period of occupancy, no complaint will be considered after departure.
The proprietors' reserve the right for themselves, their agents, employees or tradesmen to enter the Subject at any reasonable time with prior notice for the purpose of verifying that the terms and conditions of the holiday let are being complied with or for carrying out reasonable repair or remedial works.
In the event that the proprietors have no alternative to cancelling your booking (eg the booked property is rendered uninhabitable for any reason) they reserve the right to offer an alternative property if such is available. If this is not possible or not accepted, then a full refund will be made to you in full and final settlement. Ceann an Loch Cottage and the proprietors will make every effort to ensure that you have an enjoyable and peaceful holiday. Meanwhile, we look forward to your visit.
